The Municipal Arts Society of New York commissioned the Environmental Simulation Center to analyze and visualize of the City's existing and proposed zoning regulations (Unified Bulk Program) to inform the public debate. To better understand the real-world implications of both sets of regulations, the ESC designed and modeled building configurations for typical sites in five neighborhoods throughout the City for both the current zoning and the proposed zoning. The 3D model was built for a desktop real-time viewing application and installed at the Municipal Arts Society so that they could freely navigate the models and switch between alternative zoning regulations. The zoning analysis, combined with the 3D visualization, clearly illustrates for planners and lay people what the aesthetic impacts of the proposed zoning changes would have on different parts of the city.
